## Booking

**How do I book a farmhouse or villa?**
Browse by city or search by dates, guest count and budget. Open a listing to see photos, amenities, house rules and the full price, choose your dates and pay. You get instant confirmation.

**Do I need an account?**
You can browse without one. To book you sign in with your mobile number, which is how the confirmation and host details reach you.

**Can I book for one day or a few hours?**
Yes. Many farmhouses offer a day slot as well as a full 24-hour stay, and the listing shows the price for each.

**How far ahead should I book?**
A few days is usually enough for weekdays. For weekends, long weekends and festivals such as Diwali, New Year and Holi, book three to six weeks ahead.

**When are the busiest dates?**
Diwali (October or November; in Gujarat the school holiday lasts about three weeks), Christmas and New Year, long weekends, summer holidays from April to June, and near Mumbai and Pune the monsoon from June to September.

**Can I talk to the owner before booking?**
Yes. Every listing has a built-in chat that goes straight to the owner. There is no agent, broker or call centre in between.

**What payment methods are accepted?**
Credit and debit cards, UPI, net banking and digital wallets, through an encrypted payment gateway.

**Are there hidden fees?**
No. Extras such as additional guests, pet fees or catering are itemised before you pay.

**Why are weekend prices higher?**
Demand is concentrated on Friday and Saturday nights, so most hosts charge more then. Sunday to Thursday is usually cheaper for the same property.

**Is there a security deposit?**
Some hosts ask for a refundable deposit. Where it applies, the amount and refund timeline are on the listing.

**What if I need to cancel?**
Cancellation terms vary by property and are shown before you pay; most allow free cancellation up to 24 to 48 hours before check-in. See https://bookmyfarm.net/house-cancellation-policy.

## The stay

**Is the property private?**
Farmhouses, villas and weekend homes are booked whole: the house, lawn and pool are yours. Resorts are booked by the room with a shared pool and, at most, an on-site restaurant.

**What is the difference between a farmhouse and a villa?**
A farmhouse is usually a larger property on open land with lawns and room for bigger groups. A villa is usually a more finished holiday home, often with a private pool, for families and couples.

**Are there stays with a private pool?**
Yes. Private pool farmhouses and villas are among the most booked. See for example https://bookmyfarm.net/villa.

**How many guests can a property host?**
From one-bedroom homes for a couple to six-bedroom farmhouses for about forty-five guests. Each listing shows day and night guest limits.

**Are pets allowed?**
It depends on the property. Look for the "Pet Friendly" tag; pet cleaning fees, if any, are shown before you pay.

**Is food included?**
Most properties have a kitchen, and many allow your own cook or caterer. Some hosts offer meals or a cook for an extra charge.

**Why does the listing show a BMF code instead of a name?**
Every property is listed under a BMF code (for example BMF-F213). The exact address is shared after booking.

**What if something goes wrong during my stay?**
Contact support by phone or WhatsApp on +91 92777 78778. If a property differs significantly from its listing, the team will work to resolve it, which can include a comparable property or a refund.

## For property owners

**How do I list my farmhouse, villa or resort?**
Register at https://bookmyfarm.net/owner/register and add your property details and photos. The team checks the property before it goes live.

**What does listing cost?**
Nothing. BookMyFarm earns a commission only on confirmed bookings.

**Who sets the price and rules?**
The owner: weekday, weekend and festival rates, day and night slots, house rules and blocked dates. Calendars can be synced with other platforms.

**When do owners get paid?**
Payouts go to the registered bank account after the guest checks in, on the schedule in the owner dashboard.

**How much could my property earn?**
The [rental income calculator](https://bookmyfarm.net/host-earnings-calculator) gives an illustrative estimate from your prices and booked days, with medians from similar listings.
