Ahmedabad's Farmhouses: Thirteen Properties, Twelve Directions

Ahmedabad is the odd one out among our larger cities. Thirteen properties spread across twelve different areas, which means that unlike Surat — where four belts hold most of the inventory — there is essentially no cluster to drive towards.

Each area is one property. So choosing an area in Ahmedabad is really choosing a property, and the useful thing is to know what is where.

The properties worth knowing

Sanand — the only area with two

OASIS Retreat is the flagship of the whole Ahmedabad set: a five-bedroom fully air-conditioned bungalow with a 20×40 ft private pool including a dedicated kids' section, an in-house movie theatre, a gym, a children's play area, a temple on the property and twenty-four-hour security. Thirty guests overnight, thirty-five by day.

Two things to plan around. A professional chef is available and meals are charged per person — with children aged five to twelve at a set rate including night stay and meals, and under-fives free — but the kitchen is not available for guest use. And it is a vegetarian property where alcohol is not permitted. Pets are welcome.

Kheda — the largest day capacity

A farmhouse listed for forty-five guests by day, which is the highest in the Ahmedabad set. Worth knowing if your gathering is genuinely large, because the rest of the inventory tops out around thirty.

Kakarkhad and Barmuvada

Both single farmhouses with a private pool and a kids' pool, both listed for thirty. Mahadev Stay in Kakarkhad is the type — a pool with loungers, a lawn, a comfortable rather than designed interior, and a kitchen.

Inside the city

Friday Homestay in Nikol is a weekend home for ten with a private pool and a large lawn. Aamla, off SP Ring Road is a villa for ten with a lawn and an outdoor seating area set up nicely for an evening, though without a pool.

What the numbers say about this market

• Ten of thirteen have a private pool and eight have a kids' pool — a good family ratio despite the small inventory.
• The median sits around ₹13,200, which is roughly double Surat's. Ahmedabad is not a cheap market, largely because supply is thin.
• Three have a gym and four a home theatre — unusually high for a thirteen-property market, and a sign that the inventory skews upmarket.
• Capacities run six to forty-five, with most between ten and thirty.
• The mix is nine farmhouses, two weekend homes, one villa and one resort.

Which one for which occasion

• A large family gathering — Kheda for the day capacity, or Sanand if the budget allows and the group is vegetarian.
• A children's birthday — Kakarkhad or Barmuvada, both of which pair a kids' pool with a lawn at a sensible price.
• A small celebration with no drive — Nikol or SP Ring Road.
• A weekend away rather than a day out — the outer ring towards Nadiad, or step outside the city entirely.

Booking in Ahmedabad specifically

Two things follow from having thirteen properties in a city of this size.

The first is that lead time matters more here than anywhere else we operate. On a festival weekend, thirteen properties is not many, and the good ones go weeks ahead. For Navratri (11–19 October) and the Diwali period (Dhanteras on 6 November, Diwali on the 8th), booking in September rather than October is the difference between choosing and settling.

The second is that it is worth widening your search. Gandhinagar has three properties and is closer to north Ahmedabad than several of the city's own listings. Anand extends the eastern ring, and Vadodara — with a median well under half Ahmedabad's — is under two hours and genuinely good value on the Padra side.

The seasonal shape of this market

Ahmedabad's farmhouse year has a clear rhythm and knowing it is worth more than knowing the properties.

October to February is the season. Comfortable days, cool evenings, and the gardens genuinely usable. It also contains Navratri, Diwali, the wedding season and Uttarayan, which means it is both the best weather and the hardest booking.

March to early June is the pool season and nothing else. An open lawn in Ahmedabad in May at two in the afternoon is not usable, and the properties that work are those with effective air conditioning in every room and a pool with some shade over part of it.

The monsoon is the quiet stretch, and the best value of the year. The properties that suffer are the ones that are only a lawn; the ones that do well have a covered seating area or a decent indoor space.

Given only thirteen properties serve the city, the practical consequence is sharp: in season, book four to six weeks out. Out of season, a week is usually plenty.

The Uttarayan exception

One date in the Ahmedabad calendar behaves unlike anything else, and it is worth flagging well in advance.

Makar Sankranti — Uttarayan — falls on Thursday 14 January 2027. In Gujarat this is a two-day festival and in Ahmedabad it is arguably bigger than Diwali. The whole city is on its terraces from dawn.

That produces an unusual pattern for farmhouse bookings. Demand does not spike on the day itself, because everybody is on a roof in the city. It spikes on the days either side, and it spikes for a specific kind of property: one with open sky, no overhead cables and a large flat area, for families who want to fly kites somewhere better than a shared terrace.

If that is your plan, the questions to ask are about overhead lines, tree cover and whether the property has a terrace or open lawn of any size. They are not questions any listing answers directly, and they decide the day entirely.
