Farmhouse Listing Tips: Photos, Description and Rules That Get Booked

Farmhouse and villa listing tips for owners: a photo shot list, a description template, amenities, slots, house rules and a pre-submit checklist.
Own a farmhouse, villa or weekend home? Use this checklist as you build your listing. List your property on BookMyFarm for free: no listing fee, commission only on confirmed bookings, and you set your own prices and dates.
Guests decide on a farmhouse or villa in seconds, mostly from the first photo and the first two lines of the description. A listing that answers their questions (how far, how many, what pool, what rules, what it costs in total) gets more enquiries and fewer arguments at check-in. This guide covers photos, the title and description, amenities, rules and the details that BookMyFarm's guests look for, with a template you can copy.
Photos: the shot list
Photo tips
BookMyFarm's team can help with photos and the listing; ask on the support line.
Title and description
State type, size, pool and place in the first line. On BookMyFarm, listings are shown with a code and their type, area and amenities, so concentrate on the description.

Words that help and words that hurt
Help: specific numbers (km, guests, pool size), honest seasonal notes ("pool water is cold in January"). Hurt: "luxury" without proof, "best in the city", capital letters, and anything you cannot deliver. Under BookMyFarm's Host Policy, a promised facility that is missing can lead to a deduction from your payout, so describe only what is there.

Amenities: fill every field
Guests filter by amenity. Missing a field can hide your listing from a filtered search. Common ones: private pool, kids' pool, lawn, sound system, parking, AC rooms, kitchen, cook, Wi-Fi, indoor games, outdoor games, barbecue, bonfire, pet-friendly, power backup, CCTV at entrances, caretaker on site.
Slots and capacity
Set day and night slots with their own timings and guest limits. Guests read how day and overnight slots work before booking, so use the same terms.
House rules that prevent disputes
List rules guests can scan: check-in/out times, music cut-off, alcohol, smoking, outside food, decorations, pets, extra guests, deposit, ID for every adult. See what guests read in farmhouse house rules explained and party rules and music timings.
Listing checklist before you submit
Keep it fresh
Add seasonal photos, update amenities when you add something, and rewrite the first line if enquiries drop. A listing is never finished. For more levers see how to get more bookings.
Never do this
Example: a weak description rewritten
Before: "Luxury farmhouse with all amenities. Best place for party. Book now!!!"
After: "A 3 BHK farmhouse with a private 30 × 15 ft pool, a separate kids' pool and a lawn for 40, about 45 minutes from the city centre. Sleeps 12 overnight; up to 35 guests for a day event. Fully equipped kitchen; a cook is available on request at extra cost. Sound system until 10 pm outdoors. Parking for 8 cars. Refundable deposit at check-in. Good for birthdays, family get-togethers and office outings."
The second version answers the questions a guest would otherwise ask by phone, and it matches what they will find on arrival.

Common listing mistakes, fixed
Fix these and the listing usually gets more enquiries within weeks, without any change to the property itself.
Answer the question before it is asked
Read your last twenty enquiries and note every question guests asked by phone or message. Each repeated question is a missing line in your description: distance, parking, food, alcohol, music, pets, power backup, check-in time. Add those lines, and the enquiries that reach you will be from guests who are already close to booking. Re-read the listing on a phone, since that is how most guests see it, and cut any sentence that does not help a guest decide.
Finally, ask a friend who has never visited to read the listing and tell you what they still do not know.
