Weekend Home Rental Income: How to Rent Your Second Home When You're Away

Rent your weekend home or second home on the days you are away: illustrative income plans, blocked dates, protecting your things and a checklist.

Own a farmhouse, villa or weekend home? Block your family dates and rent the rest. List your property on BookMyFarm for free: no listing fee, commission only on confirmed bookings, and you set your own prices and dates.

A weekend home that you visit a few times a month can pay for itself by renting it out on the days you are not there. This is the most common situation for BookMyFarm owners: a farmhouse or villa an hour or two from the city, used by the family on some weekends and empty the rest of the time. This guide shows how to mix your own use with rentals, illustrative income numbers, how to protect your personal things, and how to plan your blocked dates so you keep the best of both.

The basic idea: rent the empty days

Count the days your weekend home is actually used by your family. For many owners it is 4–8 days a month. The other 22–26 days, the caretaker, electricity and pool upkeep are still being paid. Renting even a few of those days turns a cost into income.

Illustrative scenario only: these are example numbers to show the maths, not a forecast or a promise of bookings or income on BookMyFarm or anywhere else.

If your fixed costs are ₹30,000 a month, even the "family first" plan covers them in this example. See the full cost method in the rental income guide.

    Plan your blocked dates

On BookMyFarm you can block dates whenever you want to use the property. Avoid cancelling confirmed guests for a family plan: the Host Policy penalises host cancellations progressively.

    Protect your personal things

Ready to try it with your own property?

Block your own dates first, then open the rest to guests. Start your free listing with your mobile number; you can save a draft and finish later.

Weekend home vs full-time rental: pros and cons

    Second-home checklist before renting

Holiday home business: scaling to two or more

Some owners buy a second or third property once the first works. Before you do, run a full year of the first: real occupancy, real costs, real reviews. Holiday homes are seasonal, and a property that covers its costs is very different from one that justifies a loan. This is not investment advice; speak to a financial adviser.

    Where weekend homes rent well

Weekend homes near large cities do best: Lonavala and Karjat for Mumbai and Pune, the Noida and Gurugram belts for Delhi NCR, Moinabad and Shamirpet for Hyderabad, Kamrej and Olpad for Surat, and the Udaipur and Jaipur outskirts in winter. See examples on villas in Lonavala, farmhouses in Hyderabad and farmhouses in Surat, and all cities in the city index.

    A simple monthly routine

    Talking to the family

Agree the rules at home before guests arrive: which dates are family dates, which rooms are locked, who speaks to the caretaker, and what happens to the income. Renting a family property works best when everyone knows the plan.

    Common worries, answered

"Strangers will ruin it." Clear rules, ID checks, a deposit and a caretaker prevent most problems. "We will never get our dates." Block them first. "It is too much work." With a reliable caretaker, your work is pricing, replies and a monthly check.

Example: one weekend home, one month (illustrative)

Example only, not a forecast. A 3 BHK pool villa two hours from the city. The family uses the first weekend. The other three weekends are rented as Saturday nights at ₹12,000, two Sundays as day slots at ₹8,000, and four weekday office or birthday day slots at ₹7,000. Gross: ₹36,000 + ₹16,000 + ₹28,000 = ₹80,000. Fixed costs of ₹30,000 and per-booking costs of about ₹18,000 leave roughly ₹32,000 before commission and tax. The family still had its weekend, and the house paid its own running costs.

When renting your weekend home is not a good idea

In those cases, a few festival or summer weeks a year may still make sense, with long notice.

Start small: rent one or two weekends in the first month, see how the property and the caretaker handle it, then open more dates once you are comfortable.

Keep notes after every stay; they become your house manual.

A weekend home that pays for itself is easier to keep, and to enjoy, for years.

Over time, many families find the rentals also keep the property in better shape than when it sat empty.
