Planning an Anniversary Stay: Small Properties, Done Properly

Most farmhouse listings are built for twenty people. Finding the ones that work for two takes a different search — and a few questions worth asking first.
The problem with searching as a couple
Almost everything in this category is built for groups. The median property sleeps fifteen, has four bedrooms and a sound system, and is priced for a party splitting the bill. Book one as a couple and you get a lot of empty rooms and a bill that makes no sense. The good news is that the small properties exist — they are just harder to surface, because the filters everyone uses are built around capacity going up rather than down. Searching well as a couple means inverting the usual approach: start from the smallest properties in a market and work up, rather than starting from a destination and working down.
What actually makes a property work for two
Size, first
A two-bedroom villa for ten is a very different experience from a five-bedroom villa for twenty-five, even though both give you the whole place. The smaller property feels inhabited; the larger one feels like you are house-sitting.

Privacy that is actually private
"Private villa" means different things on different listings. Some properties are genuinely standalone; others are one unit in a compound with a common pool shared between guests. Our listings distinguish a private swimming pool from a common one, and for an anniversary that distinction is the whole point.
A caretaker who is present but not underfoot
Most properties have one, and for a couple that is usually a positive — food, hot water, directions. Worth asking whether they stay on the property overnight, purely so you know.

Where the couple-oriented inventory sits
The collections filter for this directly, and they are the fastest route:
- Udaipur — the strongest market for it. Small villas, hills, and a city worth going into for dinner.
- Lonavala — the shortest drive from Mumbai or Pune, and enough inventory that a small property is findable.
- Daman — the two-bedroom villas around Devka are well suited and among the most-booked properties we list.
- Hyderabad — the smaller properties towards Kanakamamidi and Shadnagar.
- Surat and Thane for something within an hour.

The questions worth asking before you book
- Is decoration permitted, and can it be arranged in advance? A number of properties allow it with prior permission, which means telling them when you book. Some owners will arrange it for you.
- Is there a working kitchen, and may we use it? For a couple this often matters more than for a group — the alternative is driving out for every meal.
- What is the cake and refrigeration situation? Same question as for a birthday, same answer: confirm there is a fridge you may use.
- Is the pool private, and is it heated? A few properties in the hills have heated pools; most do not, which matters from December onwards.
- What is the actual check-in time? A 1:00 PM check-in on a two-night booking is fine. On a one-night anniversary booking it removes half the stay.
The larger property, used well
There is a counter-argument worth making. Sometimes the right anniversary booking is a big property, deliberately — because you are marking a milestone with the family rather than escaping them.
A twenty-fifth anniversary with children, parents and siblings is a completely different booking from a second anniversary, and it belongs in the same category as a family get-together: high day capacity, covered outdoor seating, food arrangements settled in advance. Be clear with yourself about which of the two you are planning before you start searching. Most of the disappointment in this category comes from booking one and wanting the other.

Work the total out for your actual headcount before comparing these. Above roughly twenty guests the per-person charge reorders the list more often than not.
Two practical notes
Book midweek if you possibly can. The weekend premium in this category is steep — often 25 to 50%, occasionally double — and a Tuesday night at a villa in Lonavala or Udaipur is a completely different experience from a Saturday, when every property around you is hosting twenty people and a speaker. And take the two-night booking rather than one. The single biggest complaint about one-night stays here is that between a 1:00 PM check-in, a 11:00 AM check-out and the drive at both ends, the stay is over before it starts. In most markets the second night costs less than the first did in effective terms, because the fixed costs of getting there are already paid.
The privacy question, properly
"Private villa" is the phrase that carries the most weight in this category and the one most loosely used, so it is worth knowing exactly what to check.
- Private pool or common pool? Our listings distinguish the two, and a handful of properties have both. A common pool at a resort-style property may be shared with other guests staying on the same site, which for an anniversary is a different proposition entirely.
- Whole property or one unit? Some listings are a standalone house; others are one cottage in a compound of several. The property FAQs on several of our listings address this directly, stating that the entire property is reserved exclusively for one group.
- Does the caretaker stay overnight? Usually a positive — hot water, food, directions — but worth knowing rather than discovering.
- Are there resident families on the land? Common on genuine farm properties, and entirely fine, but it changes the feel from "our own house" to "a house on someone's farm".


Two nights, and why one is a mistake
The most common complaint about anniversary bookings is not the property. It is that the stay was over before it started.
Run the arithmetic on a single night. Check-in is typically 1:00 PM and check-out 11:00 AM. Add a two- or three-hour drive at each end, and a group that leaves home at ten on Saturday is back by two on Sunday having had roughly eighteen hours at the property, of which eight were spent asleep.
The second night changes the shape completely. The fixed costs of getting there are already paid, the first evening stops being the only evening, and the morning is not spent packing. On most properties the second night also costs the same or less than the first in effective terms, because the per-person charges and the platform fee do not repeat.
If the budget only stretches to one night, the better trade is almost always a cheaper property for two nights than a premium one for one.
Small things that make a difference
A short list, drawn from what tends to be forgotten. Confirm there is a working refrigerator you may use, if a cake is involved. Ask whether the property will arrange decoration — a number will, and it is far better done by someone who knows where the power points are. Check whether the pool is heated if you are travelling between December and February. Most are not. In the hills, an unheated pool in January is a decorative feature. Ask about the nearest place to eat, and how late it stays open. A villa forty minutes from anywhere with a kitchen you cannot use is a long evening. And take a weekday if the date allows any flexibility at all. The weekend premium in this category runs from a quarter to double, and a Tuesday at a villa in Lonavala or Udaipur is a different place from the same villa on a Saturday, when twenty people and a speaker are next door.

It depends on the property, and these are two separate permissions. Some allow outside food but not cooking; some hand you an active kitchen with utensils; a few cater in-house and do not permit outside food at all. Every listing states which applies.
