Delhi NCR Farmhouses: Noida or Gurugram? A Practical Guide

Delhi NCR is the largest single market we list — sixty-one properties, nearly all of them farmhouses. It is also the most concentrated. Thirty-six sit in Noida and nineteen in Gurugram; the handful in Delhi proper, around Chattarpur, Alipur, Rohini and Hamidpur, are the exception rather than the pattern.

So for most people the question is not "where in NCR" but "which of the two", and the honest answer usually comes down to which side of the city you and your guests are starting from.

Noida: more choice, more variety

Thirty-six properties, which is more than most cities have in total. The range is genuinely wide — three-bedroom places for twelve up to five-bedroom properties for twenty-five and beyond.

Three that illustrate the spread:

• Blue Heaven — a 3BHK with a 22×22 private pool, a fifteen-seater living room and a dedicated caretaker. Twelve guests, ₹15,840 on weekdays.
• Lotus — a 4BHK for twenty with a private pool, an active kitchen and a garden the listing describes as suitable for gatherings of up to a hundred and fifty. That gap between the stay capacity and the garden capacity is the tell: this is a property for a function with a core group staying over.
• The White Lilly — a 5BHK for twenty-five with a pool, a kids' pool, a home theatre and a dedicated party area, at ₹19,360 midweek.

Gurugram: fewer properties, more distinct ones

Nineteen properties, and they are less uniform than the Noida set. The Sohna Road side in particular has some properties that do not look like anything else in NCR.

• Rupani Dhani — three acres on Sohna Road, five rooms, an indoor party hall, a 35×25 pool with a kids' section, an outdoor lawn set up for sports and functions, and both indoor and outdoor games. Built in a rustic dhani style rather than as a modern villa. At ₹7,999 midweek it is also among the better-value properties in the whole NCR set.
• Green Stay — seven bedrooms for thirty, with a game zone, home theatre, restaurant and a river view. The largest bedroom count in our NCR inventory.
• Dayma Bros — a 4BHK with two large halls and a 20×45 ft pool, geared towards parties.

Choosing between them

Go Noida if

You are coming from east or central Delhi, Ghaziabad or Noida itself; you want the widest choice; or you specifically need a five-bedroom property, of which there are more here.

Go Gurugram if

You are coming from south or west Delhi; you want something with more character than a standard villa; you need a genuine party hall or a large functional lawn; or you are watching the budget, since the value end of the NCR market sits disproportionately on this side.

Either way, check these three

• The day versus night guest limit. NCR properties often have a modest sleeping capacity attached to a very large garden. Both numbers are on the listing.
• Whether firecrackers are permitted. This is listed explicitly, it varies, and it becomes the deciding factor for Diwali bookings in November.
• Per-person charges. These run from nothing to ₹1,100 a head across the NCR set, which changes the total materially for a group of twenty.

Browse all NCR properties, farmhouses or villas. By occasion, the collections are quickest: birthday parties, family get-togethers, pool farmhouses and large groups. If you are willing to go further out, Faridabad and Ghaziabad both have properties.

The Diwali question, answered early

NCR's farmhouse market has one seasonal peak that dwarfs the rest, and it is worth planning around from the moment you start looking.

In 2026 Dhanteras falls on Friday 6 November and Diwali on Sunday 8 November, with Govardhan Puja on the Tuesday and Bhai Dooj on the Wednesday. That is effectively a five-day festive stretch with a weekend in the middle, and in Delhi NCR it is the single busiest booking period of the year.

Two consequences. First, the practical booking window for that period is six to eight weeks out, not two — which means September, not late October. Second, one specific rule becomes the deciding filter: whether firecrackers are permitted. This is listed explicitly on our NCR properties and it genuinely varies from one to the next. If it matters to your family either way, filter on it first and on everything else second.

Winter is the other thing NCR does well

From late November through February, NCR's farmhouses shift from being pool properties to being lawn-and-bonfire properties, and that is arguably when the market is at its best.

The large gardens that sit unused in June become the point of the booking. Bonfires, an outdoor dinner, a lawn full of people in shawls — this is the season NCR's inventory is genuinely built for, and it is why so many of the properties have gardens far larger than their bedroom count would suggest.

Two practical notes for a winter booking here. Fog is real and it makes the drive out genuinely slow on December and January mornings, so plan arrival in daylight. And confirm what heating exists — most properties are equipped for heat rather than cold, and a large marble-floored farmhouse in a Delhi January is colder indoors than people expect. Ask about room heaters rather than assuming.

The one thing NCR does not have

Budget inventory. It is worth stating plainly, because people arrive from other markets expecting it.

The lower quarter of the NCR range starts around ₹12,000, which is roughly where the upper quarter of the Surat range ends. There is very little here under ₹10,000, and what there is tends to be smaller rather than cheaper for the same size.

The reason is land. A farmhouse within an hour of Delhi sits on land that is worth a great deal, and the properties are built to justify it — large pools, big lawns, home theatres, party halls. That is a good product, but it is not a cheap one, and no amount of searching will turn it into one.

If budget is the binding constraint, the honest answers are to move the booking to a weekday, to go further out towards Faridabad or Ghaziabad, or to take a day slot rather than an overnight. Those three levers move the number considerably more than switching between properties does.
