Lotus in Noida: A 4BHK Farmhouse Built Around Its Garden

Noida holds thirty-six of the sixty-one properties we list in Delhi NCR, which makes it the single largest farmhouse cluster in the country on our platform. Most of them look broadly similar in a search result: four bedrooms, a pool, a lawn, twenty guests.

Lotus is worth pulling out because one number on its listing does not match the others.

The weekday-to-weekend gap here is unusually narrow — about 12%, against the 25–50% that is typical in this market and the 100% you see on some Lonavala villas. For a property whose main use case is a weekend function, that is a genuine advantage: you are not paying a large premium for the only day your guests can come.

The per-person charge of ₹500 is where the bill grows. At eighty guests it dominates everything else, so work out the total for your actual headcount before comparing.

The permissions

Lotus is among the more permissive properties in our NCR inventory, which is part of why it works as an event venue. It allows:

• Non-vegetarian food, and non-vegetarian cooking
• Cooking generally — the kitchen is active and available
• Alcohol
• Pets
• Bachelor groups
• Smoking
• Guests of all religions

That combination removes most of the questions that complicate a large booking. It is worth confirming the position on decoration and on any sound arrangement directly with the property, since those are the two things a function of this size will need and they are not covered by the list above.

Booking a function here: the practical sequence

1. Fix the headcount first. At ₹500 a head beyond the included number, the difference between sixty and ninety guests is ₹15,000 — more than a day's difference in the base rate. Get the list settled before you get the quote.
2. Decide the sleeping arrangement separately. Four bedrooms is four bedrooms. Everyone beyond that core group is going home at the end of the night, and somebody needs to have thought about how.
3. Take the full day. A function needs setup time, and with a 2:00 PM check-in a half-day slot leaves very little room before guests arrive.
4. Confirm caterer access to the kitchen. Cooking is permitted, but a caterer working for eighty people has different requirements from a family making dinner.
5. Ask about parking capacity. Eighty guests in NCR is twenty to twenty-five cars, and that is a different question from whether the property has parking.

The comparisons

Within Noida, Blue Heaven is the smaller, more intimate option — a 3BHK for twelve with a 22×22 pool and a fifteen-seater living room. The White Lilly is the entertainment-led alternative at twenty-five guests, with a kids' pool, a home theatre and a dedicated party area.

Across in Gurugram, Rupani Dhani covers similar ground for a function — three acres, an indoor party hall and an outdoor lawn set up for events — at a lower headline rate, and Green Stay offers seven bedrooms if more of your guests are staying over.

What a hundred and fifty people actually needs

The garden figure on this listing is the reason to book it, so it is worth thinking through what a gathering at that scale requires beyond space.

• Washrooms. The working figure is one per ten to twelve guests at a day event. Four bedrooms with attached bathrooms does not cover a hundred and fifty, so establish what else is available and whether portable facilities are permitted.
• Parking. A hundred and fifty guests in NCR is thirty-five to forty-five cars. That is a car-park problem, not a driveway problem, and it needs a specific answer.
• Power for catering and sound. A caterer running warmers and a sound system running for six hours is a real load. Ask about the supply and the backup.
• A wet-weather plan. A garden event with no covered alternative is a gamble. For a date between July and September, or in the winter fog, ask what happens if it turns.

None of these are unusual questions for a venue. They are simply not the questions people ask when they are booking what looks like a four-bedroom farmhouse.

Where Lotus sits in the Noida market

Thirty-six properties is a lot to compare, and they cluster into three rough types.

The entertainment-led villas — big lounges, coloured lighting, home theatres, party areas. The White Lilly and Blue Heaven sit here. These are booked for what happens indoors after dark.

The event properties — large lawns, high day capacity, modest bedroom counts. Lotus is the clearest example. Booked for what happens outdoors in daylight.

The straightforward weekend houses — three or four bedrooms, a pool, a garden, nothing unusual. The bulk of the market, and the right choice for a group of twelve who simply want a Saturday.

Knowing which of the three you need cuts thirty-six properties to about a dozen, and it is a faster filter than price or bedroom count.
