The rules that vary property by property
Two properties on the same road at the same price can take opposite positions on almost everything, because the rules were written by one owner rather than by a chain. After that, the amenity worth prioritising is the one nobody filters for: somewhere covered to sit outside. A gazebo, a shamiana, a deep verandah. It is what turns a wet afternoon or a hot one from confinement into the point of the trip, and it is consistently underpriced relative to how much you will use it. Then work out the total for your actual headcount and divide it by the people paying. That number — not the headline rate — is what your group will care about, and in most markets it comes out well below the restaurant or banquet equivalent for the same number of people. Book earlier than feels necessary. Supply in this category is genuinely finite.
