Udaipur Villas: The Season Starts in October, and So Do the Prices

Udaipur's villa season runs October to March. A guide to the areas around the lakes, what the properties are like, and how to book before the rates climb.

Udaipur is our largest Rajasthan market — twenty-four properties, eighteen of them villas — and it runs on a sharper season than almost anywhere else we list. From roughly mid-October to March it is one of the most sought-after destinations in the country. From May to September it is very hot and very quiet.

Mid-September is therefore the useful moment to be reading this. The season has not started; the rates have not moved.

    The shape of the market

Udaipur's private-stay inventory is villa-led and scattered around the city rather than concentrated in one belt. The properties sit in a ring — Amberi and Ishwal to the north-west, Thur ki pal and Dhikli towards Eklingji, Badi Lake to the north, and Airport Road and Dakan Kotara to the south and east. That ring is deliberate. The point of a villa in Udaipur is not to be in the old city — the hotels do that better and the lanes are impossible in a car. It is to be twenty minutes out, with hills in view, and to drive in for the evening. The price range is the widest of any of our markets outside Raigad, from around ₹3,300 to ₹44,000, with the middle sitting near ₹13,200. That spread reflects two genuinely different products: rustic countryside stays and heavily designed boutique villas.

    The areas worth knowing

    Badi Lake

The most photographed setting near Udaipur, twelve kilometres north-west of the city, and the one people picture. Two properties.

    Amberi and Ishwal

The north-western side, greener and closer to the hills. the villa at Amberi is the top of this market — a 3BHK described as boho-themed with Greek and wabi-sabi influences, a private pool at 25×18, a two-person jacuzzi, a river view and a restaurant on site, for ten guests at around ₹23,900 midweek and ₹27,700 at weekends. The Ovi Skies in Ishwal is a four-bedroom villa for twelve with a 25×25 pool, a kids' pool, a home theatre and a lawn, at ₹13,200 — though note it is a vegetarian property and outside food is not permitted.

    Thur ki pal

Towards Eklingji, and where the value sits. Cottage Rivera is a 3BHK for twelve with a 20×30 pool, a kids' pool, a home theatre, a gazebo, a clubhouse and panoramic mountain views, at around ₹13,000. Holiday Home in the same area is a simpler 2BHK for eleven with a private pool and an active kitchen, at roughly ₹5,100 — one of the most affordable private-pool villas in the whole Rajasthan set.

    Jaisamand

An hour out, at Asia's second-largest artificial lake. the resort here is five traditional-themed huts with a common pool, a kids' pool and an in-house vegetarian restaurant, mountain-facing, at ₹3,344 — the cheapest thing we list in Udaipur by a distance, and a completely different proposition from the boutique villas.

    What the inventory offers

    • Twenty of twenty-four have a private pool, and sixteen have a kids' section — a strong ratio for family travel.
    • Fifteen have a restaurant or in-house food arrangement. This is the highest proportion of any of our markets, and it reflects the fact that most guests here are visitors rather than locals with a caterer on speed dial.
    • Five have a river or lake view and five have a home theatre.
    • Capacities are small — mostly ten to fifteen. Udaipur is a couples-and-small -groups market. If you are thirty people, you will struggle.

    Timing the booking

The rate ladder in Udaipur runs roughly like this. September is the low point. October brings the season and the first uplift. Late November through January is peak — clear, cold-ish days and the wedding season, which competes for the same properties. February and March are excellent and slightly cheaper. April onwards, it empties. If your trip is anywhere between October and January, booking now rather than a month out is worth real money, and more importantly it is the difference between choosing a property and taking what is left. The good villas here are a small set and the demand comes from across the country. One more thing specific to Udaipur: check whether the property permits outside food and cooking before you book. A higher share of properties here operate their own kitchen and restrict outside catering than in our Gujarat or Maharashtra markets, and for a family group that changes the arrangement completely.

Work the total out for your actual headcount before comparing these. Above roughly twenty guests the per-person charge reorders the list more often than not.

Where to be, depending on the trip

Udaipur's ring is wide enough that the area you choose changes the holiday more than the property does.

If you want to be in the city every evening

Airport Road or the closer-in pockets. Twenty minutes to the old city, which matters if the plan involves dinner by the lake and the evening at the ghats.

If you want hills and quiet

Amberi, Ishwal and the Thur ki pal side towards Eklingji. Green, elevated, and far enough that you will go into town once rather than nightly.

If the water is the point

Badi Lake for the classic setting, or Jaisamand an hour out, which is a genuinely different and much quieter proposition.

The mistake people make is booking a villa forty minutes out and then planning three evenings in the old city. Pick one or the other; the drive in and out after dark gets old on the second night.

Children's pool area at The Ovi Skies, Ishwal, Udaipur

The food question, which is sharper here

A higher share of Udaipur properties operate their own kitchen and restrict outside catering than in our Gujarat or Maharashtra markets — fifteen of twenty-four list a restaurant or in-house food arrangement, the highest proportion anywhere on the platform.

That is not a drawback in itself. Most guests here are visitors rather than locals with a caterer on call, and having food handled is usually what you want on a holiday. But it changes the arithmetic in two ways.

First, a property with meals included is not comparable on headline rate to one without. The Ovi Skies in Ishwal, for instance, does not permit outside food or cooking, so the food cost sits on top of the rate rather than being something you control.

Second, dietary requirements need stating in advance rather than negotiating on arrival. Several properties in this market are vegetarian-only. For a family group that is generally fine; for a mixed group it is worth confirming before booking.

When to book for which month

Udaipur's rate ladder is steeper than most and the booking windows follow it. For October and early November — the shoulder at the start of the season — three to four weeks is usually enough, and the weather is already good. For late November through January, which is peak, treat the window as six to eight weeks. This period also collides with the wedding season, and weddings take the larger properties and the better-located ones first. The Christmas-to-New-Year block is the hardest single stretch of the year and realistically needs booking by October. February and March are the underrated months. The weather is still excellent, the wedding demand has thinned, and the rates come off the peak. If you have flexibility, this is where the value is. April onwards it empties out for a reason, and by May a villa without effective air conditioning in every room is not a holiday. If you are booking in the hot months, check the AC coverage room by room rather than trusting the amenity list.

    Yes

    Swimming pool size ?+

    20x30

Is this farmhouse or villa fully private or will it be shared with other guests?+

When you book Cottage Rivera in Thur Ki Pal, the entire property is reserved exclusively for your group. You will not have to share the space with other guests.

How many people can stay at this property?+

Cottage Rivera is suitable for group stays. The exact capacity depends on layout, so it's best to confirm guest limits before booking.

    What does Cottage Rivera cost?+

The slot rate is ₹12,980 on a weekday and ₹14,160 at the weekend. Above the included headcount there is a per-person charge of ₹1,000 a head, which at a large group moves the total more than the base rate does.

How many properties are there in Udaipur?+

We currently list 5 in and around Udaipur, 3 of which have a separate children's pool.

When is the best time to book near Udaipur?+

October to March; November to January is peak and collides with the wedding season; April onward it empties. If your dates can move at all, a weekday booking saves between a quarter and half the rate, which is more than switching to a cheaper property usually achieves.

Can I book for the day without staying the night?+

Yes. Most properties sell a half day and a full day as well as an overnight, and the day slot is what a birthday or a family lunch usually needs. It is also why the day-time guest limit is often several times the sleeping capacity.
