    Kids' pools, play areas, shade and a caretaker matter more than bedrooms. How to pick a farmhouse that works for twenty children and their parents.

    Why a farmhouse beats the alternatives

    The options for a child's birthday are a restaurant, a play zone, a banquet hall, or somewhere with grass. The first three are indoors, time-boxed and priced per head at rates that climb sharply once you pass twenty children. A farmhouse is none of those things. You get the whole property for a fixed slot rate, the children can run, there is usually a pool, and nobody is standing beside you waiting for the next booking. For twenty-five children it is frequently cheaper than a play zone and always better. The catch is that farmhouse listings are not written for this. They lead with bedrooms and capacity, and the things that actually determine whether the afternoon works are further down the page.

    The four things that decide it

    1. A separate kids' pool, not a shallow end

    This is the single most important item and it is listed as its own amenity. A pool with a uniform depth of 5.5 ft — which is very common on newer properties — has no part a seven-year-old can stand in. A dedicated children's pool changes the whole afternoon, because the adults can stop being lifeguards for a while.

    Underrated to the point of being ignored. Twenty children in a garden in October is fine. Twenty children and fifteen parents with nowhere shaded to sit for four hours is not. Look for a gazebo, a shamiana, a covered deck or a verandah, and check the photographs rather than trusting the word "garden".

    3. A play area that is actually equipped

    "Kids play area" covers everything from a patch of lawn to a full playground with slides and swings. Several of our properties have the latter — the resort-scale ones in Gir Somnath in particular — and it is worth looking at the photographs to see which you are getting.

    4. A caretaker on site

    Most properties have one and it matters more at a children's party than at any other booking. They know where the water shut-off is, which gate sticks, and how to get the pool cleaned if something goes into it.

    The logistics that go wrong

    1. Book the day capacity, not the sleeping capacity. Twenty children plus parents is forty people. Most farmhouses can take that by day; very few sleep it. Filter on the day figure.
    2. Confirm the cake refrigeration. Every time. A cream cake and a forty-minute drive in September do not mix, and not every property will let you use the fridge.
    3. Ask about decoration in advance. Balloon arches need a wall you are allowed to fix things to. Many properties permit decoration "with permission", which means notice.
    4. Check the outside-food rule. Children's parties are catered or brought in almost by definition.
    5. Agree pool supervision before anyone changes. Name an adult per stretch of the afternoon. It sounds excessive; it is the only thing on this list that is genuinely non-negotiable.
    6. Ask about glitter and confetti. Excess cleaning is chargeable at a good number of properties, and this is what triggers it.

    By market, the strongest ratios of kids' pools to properties are in Navsari (eight of thirteen), Thane (eleven of seventeen) and Hyderabad (twenty-four of forty-one). Kamrej in Surat and Sayan are the two Surat belts where kids' pools are most common.

    One last suggestion

    Book the full day rather than the half, and start earlier than you think. Children's parties have a natural arc — arrival, running around, food, cake, pool, exhaustion — and compressing it into four hours makes the whole thing feel rushed. An 11 AM start with a 5 PM finish is a better party than a 2 PM to 6 PM one, and at most properties the difference in cost is smaller than the difference in how it goes.

    Three figures decide whether the afternoon works, and only one of them is on the search filters.

    Day capacity. Twenty children plus their parents is forty people. Most farmhouses take that comfortably by day; very few sleep it. Filter on the day-time figure and ignore bedrooms entirely.

    Pool depth. Where a listing gives dimensions, the third figure is the depth, and a uniform 5.5 ft pool has no part a seven-year-old can stand in. The listings that state both an adult and a children's pool with separate dimensions are giving you the most useful information available — one Navsari property specifies 22×40×3 ft and 22×18×2.5 ft, which tells you everything.

    Washroom count. Forty people, half of them getting in and out of a pool, needs more than two. This is not on any filter and it is worth asking.

    Structuring the afternoon

    Parties that run well tend to follow the same arc, and it is worth planning against rather than improvising.

    • Arrival across forty minutes. Nobody comes on time. Have something for the first children to do that does not require everyone.
    • Running around first, pool second. Wet children do not go back to games.
    • Cake before the pool, not after. The single most useful piece of sequencing advice available. Wet children, a cream cake and photographs do not combine.
    • Food while they are in or near the water, so the adults get twenty minutes.
    • A hard stop announced at the start, so parents plan collection.

    Worth asking before booking anything between June and September, and it is the question that separates a good property from a photogenic one. If it rains for two hours in the middle of the afternoon, where do twenty children go? The answers that work are a covered outdoor area — a gazebo, a shamiana, a pavilion, a deep verandah — or a genuinely large indoor space. A home theatre or a game zone is a bonus rather than a solution, because twenty children do not fit in either. The answer that does not work is "the living room", which at most properties means fifteen adults standing while children run between the furniture. Several properties on the platform are set up for exactly this. Three acres with an indoor party hall in Gurugram, a covered dining pavilion in Karjat, a covered pool in Olpad.
